In partnership with the Hawaii Public Housing Authority (HPHA), School Street Redevelopment Project Phase I is a 250-unit affordable senior (55+) community in a single 15-story building. It is a 100% affordable rental apartment project, with all rental units targeted at households earning no more than 60% of the Area Median Income (AMI).

Of the 250 units, 32 units are studio/one-bath, 208 units are one-bedroom/one-bath, 9 units are two-bedroom/two-bath, and 1 unit is a manager’s unit. The project has a total of 247 parking stalls, which includes 204 residential stalls, 10 ADA stalls, 25 visitor stalls, 5 EV charging stalls, and 3 on-grade stalls. The project also has 90 bicycle parking stalls.

Amenities on the 6th floor include an exercise room, classrooms, arts and crafts room, multi-purpose room with kitchen, media room and lending library, and computer lab, along with an outdoor recreation deck on top of the parking structure with walking paths, BBQ areas, resident gardens and a stage for outdoor events.

School Street Redevelopment Project Phase I is currently under construction and estimated to be completed Q3 2026.
