Pohukaina Commons

Located at 690 Pohukaina St in Honolulu, HI, Pohukaina Commons will be an affordable rental housing project developed in two phases.

The phase one tower on the Makai side of the site is 29 stories above a nine-story parking garage (38 stories total) and accommodates 433 affordable rental units. The phase one tower has a unit mix of 29 three-bedroom, 144 two-bedroom, 174 one-bedroom, and 86 studio units. All units will be restricted to residents earning 100% and below of the Area Median Income (AMI).

As the taller tower on the site, it has strategically been placed in-board, which not only allows for more units to have views of Mother Waldron Neighborhood Park, but it also places the larger scale building away from the pedestrian edge.

The phase two tower on the Mauka side of the site is comprised of an 11-story tower above a nine-story parking garage (20 stories total). Parking garage levels two through eight also include residential units fronting Keawe Street. The phase two tower massing creates a relief at the intersection naturally forming a large plaza, activating the street edge, and giving an opportunity to host events and activities that support the local community. The ground floor is lined with retail units along a building arcade that naturally provide shade to the façade and the users, providing a pleasant space and experience.

The phase two tower will accommodate 198 affordable rental units: 17 three-bedroom, 58 two-bedroom, 65 one-bedroom and 58 studio configurations. Level one of phase two will have approximately 4,500 SF of retail fronting Keawe Street and turning the corner onto Pohukaina Street. All units will be restricted to residents earning 60% and below of the Area Median Income (AMI).

Pohukaina Commons will include amenities such as recreation deck with pool, lounge area, trellis-covered seating areas, exterior recreation lanais, play structure, community gardens, “bark park”, and landscaped areas adjoining both phases on level 10, the top of the parking podium.
